Holiday home with first floor balcony in the small village of Kamenica, Zagreb County. Set in the beautiful grape-growing countryside of inland Croatia around 25 miles from Zagreb, near the town of Vrbovec.
The house was built in 1982 and is in the state of first-fix allowing you to put your own stamp on the property. I have included plenty of photos to show the house and land as it is currently. There is parking for a car or van at the front, next to the road.
Electricity can easily be connected by overhead cable from the road for a small fee. There is a chimney for a wood-burning stove. Water will be piped to the village in August 2024 to all individual dwellings at no cost to the owner. All the paperwork is in order for such a connection to be authorised by the new owners. Waste water is normally dealt with by a septic tank or filtration system.
There are numerous vines enough to make your own wine although they will need some TLC and renovation.There are also chestnut trees and fruit trees as well as plenty of land for you to be self-sufficient if you wish. So this would be ideal for someone wanting a small-holding in the country, yet not far from a capital city.
The neighbours are very friendly and will welcome you and help get you established. Some neighbours are permanent residents and some reside elsewhere and use their house as a holiday home.
