Starting September 1st, I am looking for someone to take over the lease on this 2bd/1ba home in Mid-City Los Angeles. The lease is rent controlled and ends on 3/15/25 (after which it goes month to month). It is just near the major intersection of Venice and La Brea, but nestled in a quieter more residential street. Due to that proximity, though, it is right by 2 major supermarkets, many restaurants, home improvement stores, banks, pet stores, etc. (look up Mid-Town Crossing). The rent is technically $2745 but the rental company charges $50 for a utility pass through (water and trash) for a total of $2795.
Admittedly, it is a tiny (or more affectionately a "cozy") home on a decently sized plot with a front and back yard. That is, the inside of the house's square footage is at about 475 sq ft and the backyard is about 350 (not including the enclosed 4'x25' front yard).
The two rooms both measure out at 8.5' x 10' with a 13'x19' kitchen/living room (the latter with an AC unit). A smaller jack and Jill style bathroom connects the two bedrooms. One of the bedrooms has two closets, while the other has one closet with the other closet instead repurposed for a washer/dryer combo (that can be easily hidden with a curtain).
Furthermore, the room with the washer dryer has a backdoor which leads to the enclosed private backyard (which as described above, is almost as large as the interior of the house).
Lastly, there are two private parking spots as well in the back, just for the occupants of the house.
For interested parties, as the current tenant I'm doing viewings and gathering interest. For those who want to take it over the rental company would likely ask for the same things they asked of me: verifiable income, credit check, rental history/references, etc. Then upon approval, you'd put down a security deposit. Though it's a short term lease, since it's rent controlled you can stay as long as you like.
