As a Senior Portfolio Property Manager, your primary responsibility is to deliver a high-quality property management service for a portfolio of residential buildings. This role involves client care and liaison, collaboration with the Director of Block Management and Accounts Department, and proactive engagement in new business acquisition opportunities.

Main Duties:
Finance:
Prepare annual service charge budgets for properties, complete with supporting notes, and obtain client agreement before issuing demands. Verify and approve supplier invoices, forwarding approved invoices to the Accounts Department for payment. Assume ultimate responsibility for service charge expenditure across the portfolio.
Site Inspections:
Develop a yearly schedule of site inspections based on location, required frequency, and property needs within your portfolio. Proactively meet the site inspection schedule, attending properties, completing inspection forms, and identifying on-site matters.
Major Works Section 20:
Plan and schedule major cyclical and ad-hoc Section 20 works for your portfolio. Lead the Section 20 process, collaborating with consultant surveyors to ensure successful completion of major projects under the guidance of the Director of Block Management.
Maintenance & Service Contracts:
Ensure relevant service contracts are in place for boilers, lifts, entry phones, television aerials, drains, security, roller shutters, fire protection, etc., across all properties. Regularly review service contracts, agree on service levels, identify necessary preventative maintenance, and pre-authorize expenditure within agreed parameters. Instruct reactive maintenance work orders, overseeing Portfolio & Assistant Portfolio Managers to ensure correct contractor allocation, established timescales, and prompt closure of open works orders. Work closely with a panel of contractors and assistant property managers to ensure excellent and prompt completion of orders, providing weekly progress reports to the operations manager. Qualifications and Experience:
Proven experience in property management, particularly in residential buildings. Knowledge of financial management, budgeting, and service charge expenditure. Familiarity with Section 20 processes and major project management. Strong organisational and communication skills. Ability to work collaboratively with internal teams and external stakeholders. Commercially proactive mindset with a keen eye for new business opportunities. IRPM qualification an advantage Experience within property management
