Job Title: Property Manager
Reporting To: General Manager
Hours: 37.5 hours per week, 9am – 5:30pm.
Purpose of the position To provide effective management of all properties within the company's property management portfolio, ensuring effective communication between freeholders, leaseholders and any other relevant parties.
Work Experience & Skills Essential experience:
2 years' experience in any sector of the Property Industry in a customer–facing capacity Desirable qualifications:
2 Years' or more experience in residential or commercial property management Responsibilities & Duties
Manage the day–to–day requirements of properties within a designated property portfolio of up 1500 units.Manage ongoing maintenance demands for each property within the portfolio such as annual fire risk assessments, engineering and mechanical assessments and regular electrical testing such as fixed wiring and entry systems.React to and address maintenance reports received from Freeholders, Leaseholders, Management companies and, where applicable, tenants.Manage a pool of authorised contractors to address all aspects of ongoing building maintenance for each property within the portfolio.Create, approve and operate an annual service charge budget for each property within the portfolio.Respond to general enquiries from Freeholders, Leaseholders, Management Companies and, where applicable, Tenants, in a timely and professional manner.Organise and attend Directors Meetings, where applicable, for properties within the portfolio if applicable.Organise and attend Annual General Meetings, where applicable, for properties within the portfolio, as required.Organise and attend regular Leaseholder meetings and build a good working relationship with leaseholders through regular effective communication.Make regular visits to each property within the portfolio and carry our regular inspections of contractor works to ensure quality and value for money.Comply with all requirements of the Governing body, ARMA, and the ISO 9001:2015 Quality Management standard.Any other applicable duties as assigned by the Management, with due time and notice given. Relationships Details of relationships relevant to this role:
This position will be overseen by the General Manager with ongoing support and supervision.This position will be a member of one of our 3 property management teams – Local, National and Estates – and will report to the respective Team Leader.This position will be required to establish positive relationships with Freeholders, Leaseholders and Contractors to ensure effective management and communication of each block.
