Role Overview:
An experienced Residential Portfolio Manager is sought to join a small team for my client, which is the wholly owned residential development and portfolio management company of the London Borough of Havering. Our client, which is a private self-managed company, has a current residential portfolio of 143 units with proposals to increase to 400 units. The properties are privately let at market rents under assured short-hold tenancies. The management of the portfolio is currently undertaken via external providers and the post-holder will require excellent client management skills together with expertise in all aspects of the private residential letting market.
This role will be responsible for the following:
Professionally and proactively client managing a residential property portfolio comprising 143 apartments in accordance with the company's management strategy, policies and procedures, legal and budgetary requirements.To fully assist, support all areas of the business to successfully deliver the business objectives.Provide a professional and proactive external point of contact for all service providers, tenants, general public, professionals, contractors and departments within the London Borough of Havering.Overall responsibility to maximise the income from a portfolio that will comprise AST, Regulated, Assured, Company and Commercial tenancies. Organise re-lettings, repairs/refurbishments, working with appointed letting and management agents to undertake rent reviews, lease ends, reducing void periods and rent arrears.Maintain property, tenancy and tenant files and records.Client manage the preparation of documentation for re-possession, Court actions and recovery.Provide KPI Reports to the Board each month on income, expenditure, arrears, voids, repairs.Qualifications & Experience:
The successful candidate will be able to demonstrate the following skills and abilities:
Proven previous experience working in residential property management delivering exceptional customer service and results is essentialAbility to use Microsoft packages including Outlook, Excel & WordKnowledge of residential tenancies including Assured Periodic and Assured Short-hold is necessary.Good technical knowledge on maintenance, repair/refurbishment of residential property.Knowledge of Health and Safety legislation and understanding areas which can affect the business within property management.
