An opportunity for a Property Manager, who is looking to progress their career in Residential Lettings, to join team this successful team in Leicestershire.
As well as offering rural advice and professional services, they manage commercial and residential property portfolios, residential sales and lettings, valuation, general practice work, planning and architecture, development, strategic land promotion, client accounting, block management and compulsory purchase.
The Role
This role is to advise landlords and tenants on a variety of lettings administration support tasks including but not limited to:
Provide property management and tenancy support services to landlords and tenantsUndertake duties in line with signed Terms of Business, particular focus on co-ordinating property maintenanceEnsure that all properties comply with current legislation (EPC's, Gas Safety Certificates, Electrical Safety Certificates, PAT Testing)Arrange inventories and check ins with inventory clerk and tenantsLiaise with contractors/outsourcing resources to ensure repair/maintenance works are carried out to a satisfactory standard and time scaleEnsure routine and additional property visits/checks are carried out in the required time trace and report findings to the LandlordDraw up a schedule of costs based on checkout reportMediate and negotiate between the parties regarding the release of the depositEnsure that relevant payments are instructed promptly and properly regarding contractors, deposits and landlord billsCoordinate and prepare renewal of tenanciesPrepare relevant notices following instruction from either landlords or tenantsConduct work in line with company standards and requirements Skills & Experience
Up to date knowledge of legislation regarding property managementPrevious property management/maintenance experience necessaryAble to work as part of a team, supporting other team members and recognising the work of othersFull driving licence and access to own vehicleArticulate, professional and well accustomed to a client facing rolePrevious use of Alto desirable.Sharp, enthusiastic and accountableWorking knowledge of Microsoft packages and good keyboard skills AMR are one of the UK's largest specialist recruiters for the Property, Estate Agency, Lettings & Property Management, Land & New Homes, Commercial Property and the Mortgage Market.
