PROPERTY MANAGER
MERJE are partnered with a well-established property / development Business based in the Northwest and specialising predominantly in multi-let industrial property are looking to recruit a Property Manager. The company is looking to expand within its portfolio and is looking for suitable new acquisitions
The property manager will be working very closely with the Managing Director and the Sales and Operations Director and will form part of the management team. You would be assisting in managing the various properties to ensure that these properties are run well and professionally and working with all the service charge providers to ensure that these services are being done satisfactorily across the portfolio. The role will also include and element of sales / marketing.
Role and Responsibilities:
PROPERTY MANAGEMENT
Become competent using Property Management software, the company uses released for the property side of the business and zero for the accounting side of the business all integrated - full training provided Send information emails to all clients using software when required - full training given Ensure all properties have a valid electric safety certificate and keep software up-to-date - full training provided Ensure all properties have a valid EPC certificate and keep software up-to-date - full training provided Keep list of preferred contractors up-to-date with all contact details Liaise with contractors on any property matters that require attention and manage any repairs/works up to conclusion including obtaining quotes and authorisation of invoices. Regularly drive round Estates and provide reports on observations regarding any maintenance issues and deal with these Meet contractors on site where required Arrange Pat testing where required LEGAL ADMINISTRATION
Prepare new leases using template documents - full training provided Prepare new licences using template documents - full training provided Prepare ad hoc legal documents using template documents - full training provided Communicate with lawyers acting on specific matters and provide updates where required
PROPERTY ADMINISTRATION
Update spreadsheets with end of lease dates, rent review , break notice dates - full training given Prepare section 25 notices using template documents - full training given Meet with clients where required and discuss lease renewals and rent reviews Become familiar with business rates and small business rates relief Become familiar with estate plans including location and measurement of units Save emails and documents on software and shared drive SALES AND MARKETING
Regularly update agents and brokers with availability across portfolio Keep up-to-date contact details of all agents and brokers Meet with agents to discuss voids on estates where required Develop relationships with agents and brokers to encourage new leads Prepare vacant spaces for marketing including arranging redecoration, re-carpeting, dressing of offices where necessary Follow up on sales leads and arrange viewings with potential new clients Meet with potential new clients and carry out viewings of vacant spaces Follow-up viewings with emails / terms Convert leads and opportunities to sales Keep estate boards up-to-date with new tenants Send welcome emails to all new clients Salary will depend on experience but a starting salary of 32 to 35K with on target earnings of up to 45K plus is achievable
