A fantastic opportunity has emerged for a Part Time Caretaker/Maintenance Assistant to join one of Adecco's most improved public sector clients on a permanent contract, to start as soon as possible. You will work 5 hours each day (Monday to Friday), doing the morning shift (although some flexibility is required around working hours). This equates to 25 hours each week.
This is part time role involves travelling around West London, so a candidate who is knowledgeable of the local areas (Hounslow, Ealing, Hammersmith & Fulham etc) would be highly preferred by our client, but a car driver/owner is not essential as a travelcard will be provided. Our client has their main office in Fulham but you will also need to travel to other company sites/properties when needed.
Reporting into the Property Services Manager, in this role you will be managing a portfolio of estates and carrying out minor repairs, adaptations, re-decoration, rubbish removal and general caretaking responsibilities in communal areas. You will liaise with residents, company staff and other agencies to uphold performance and service standards, to deter anti-social behaviour and to help reduce minor criminal activity. Other key elements of this role include:
Providing a local presence on estates to enable residents to report or access services "on-the-spot" in relation to communal areas as they arise, including minor repairs, bulk item removal and friendly advice to residents who are carrying out their own repairs.
Keeping estates clean and tidy. Monitoring contractor performance, undertaking repairs including graffiti removal, weed spraying, light bulb replacement in communal areas etc
Controlling rubbish and furniture clearance locally, maintaining a register of Local Authority services across the region and ensuring that this is publicised.
Completing equipment and adaptations works, including half steps, hand rails, grab rails and key clamp railings as well as other minor adaptations to improve the quality of life for individual customers in their homes.
Supporting colleagues with informal estate inspections and conducting site inspections to assist with managing contract performance.
Identifying and reporting abandoned vehicles, incidents of crime and nuisance, acts of vandalism etc
Assisting with tenancy enforcement activities, including providing support to victims of crime or anti-social behaviour through the installation of improved security measures or surveillance equipment, etc
Carrying out health & safety checks of communal areas and equipment, including play equipment inspection and fire safety management and resolution in communal areas.
Maintaining all equipment in good order and any vehicles supplied in a clean and roadworthy condition, and ensuring that all materials are stored safely and accounted for.
The ability to carry out a wide range of small repairs to communal areas is a key part of this role, as is the ability to communicate effectively (both verbally and in written form) with both residents and work colleagues. In return, this role is paying an annual salary of 17,095 for the right applicant.
