Duties/Responsibilities:
Responsible for the tenancy and void management of a defined number of properties within Oxford, Kidlington and Abingdon. To act as a first point of contact for members, tenants and other services in respect of owned residential properties.To provide a high quality, customer focussed service covering all aspects of void and tenancy management including transfer visits, welcome visits, tenancy changes, tenancy terminations and enforcement of tenancy conditionsTo liaise with external support providers as well as coordinate and influence the activities of other services including property and grounds maintenance, health and safety and customer involvement.Responsibility for providing customers with advice on a range of housing related topics including mobility, bereavement and financial liabilities arising from tenancy terminations.Maintain an expert professional knowledge of current landlord and tenant legislation, guidance, best practice, and case law.Responsible for the co-ordination and preparation of case files in legal proceedings, instructing legal services and acting as the Council's main witness in tenancy related court cases, organising, co-ordinating and attending evictions with the bailiff and police as required.Manage all requests for succession to a tenancy, assignment, mutual exchange and the reallocation of a property utilising knowledge of the relevant housing legislation.To carry out enforcement of tenancy conditions including the preparation and service of Notice to Quit and Notice of Seeking Possession as agreed by the Head of Service and delegated managers.
