Description

We are seeking a dynamic and experienced Lettings Property Manager to join our team, within an established and growing property business, offering a salary of GBP26,000 GBP28,000 per year

Working 40 hours per week; Standard hours Monday Sunday with 2 days off per week (usually Tuesday and Saturday) and some flexibility required Working across the Bradford District (and occasional travel in West Yorkshire) Opportunity to work in a small growing team with excellent development opportunities 28 days holiday, inclusive of bank holidays Health Cash Plan membership including cash back on healthcare items, well-being resources, counselling services and retail and leisure discounts

The ideal candidate will have a background in working with estate agents and possess strong organisational and interpersonal skills. As Lettings Property Manager, you will be responsible for managing a number of residential rental properties and related services, handling various aspects of property management including income, repairs, inspections, and inventory.

A driving licence and use of a car is essential in the role, as is knowledge of housing management legislation.

Reporting to the Managing Director, key responsibilities are:

Property Management:

Oversee the day-to-day management of residential rental properties, including the processing of applications and checks for rental agreements in line with relevant legislation Handle breaches of tenancy and leasehold agreements, which could culminate in carrying out evictions Ensure timely rent collection (including in person) and manage arrears. Maintain records and write reports, completing other business administration activities as required, including data base management related to our property portfolio. Liaise with tenant groups, local authorities, property professionals and other professional bodies as required Repairs and Maintenance:

Coordinate property repairs and maintenance tasks. Contact and liaise with contractors/tradespeople to ensure high-quality services. Conduct regular property inspections to identify maintenance needs. Inventory Management:

Maintain accurate and up-to-date property inventories. Conduct thorough inspections during check-in and check-out processes. Undertake any job lists as allocated by the Managing Director. Tenant Relations:

Foster positive relationships with tenants. Handle tenant enquiries and concerns in a professional and timely manner. Address tenant issues promptly and effectively, including managing nuisance orders. Compliance:

Ensure compliance with all relevant housing regulations and legal requirements. Conduct regular Health and Safety checks, including effective recording and reporting of any compliance related matters and ensuring remedial action is undertaken as required Keep abreast of industry trends and best practices. As the successful candidate you will have:

Previous experience working in a similar role with an estate agent/property company Strong organisational and multitasking abilities. Excellent communication and interpersonal skills. Knowledge of relevant housing laws and regulations. Proficiency in using IT and property management software. Attention to detail and problem-solving skills. The ability to work with and communicate with diverse social groups Demonstrable experience in a customer service environment The ability to deal effectively and proactively with conflict and difficult situations Negotiation and influencing skills The ability to adapt to different situations Self-motivation and tenacity A pragmatic approach and the ability to use initiative when making decisions The ability to work under pressure and to meet deadlines Strong numeracy skills A full driving licence and access to a car.
